BPV Mortgages 2009 S.r.l.

The second BPV residential securitisation, the original deal having closed in Dec 2001 (original offer-
ing circular & market commentary available via EuroABS), although the originators of this transaction
have also issued two RMBS deals under the BPL name.

For this transaction, there are 4 originators, Banca Popolare di Lodi S.p.A, Banca Popolare di Novara
S.p.A, Banca Popolare di Verona and Credito Bergamasco S.p.A. all belonging to the Banking Group
“Banco Popolare".

Eligibility in the portfolio (includes): as at the valuation date, no mortgage loan was classified by the
Originator as a delinquent claim or as a defaulted claim; at least one instalment has fallen due and has
been timely paid; as at the valuation date, all due instalments of each mortgage loan have been paid;
each loan is secured by a mortgage over real estate properties which are first ranking in an economic
sense; each of the real estate assets on which each loan is secured is completed and is not under
construction; each loan is denominated in Euro; no loan has ever been restructured; each loan is
governed by Italian law; no loan included in the portfolio is subsidized; each loan has been originated
and granted by BPV, BPN, BPL and Creberg in full compliance with their internal credit policies.

As at 20 May 2009, the pool consisted of 8,199 mortgage loans, with an average outstanding balance
of Eur127,659, and the largest loan was for Eur491,739 (0.05% of current balances). The top 10
borrowers account for 0.45% of outstandings, and the top 50 for 1.96%. The pool is evenly split
between fixed and floating loans (4,134 vs 4,065) .

The WA current LTV is 68.69% (original LTV 70.50%) and the WA seasoning is 20mnths. Regional
concentration (by current balances): Lazio 20.91%, Lombardia 19.28%, Emilia Romagna 10.91%, and
Campania 10.33%.
