This will be the first residential loan securitisation from originator Finibanco, S.A., which has
previously accessed the securitization market on three occasions with leased transactions
under the Aqua Finance name via its wholly-owned subsidiary Finicredito.

In 1998, Finibanco listed on the Lisbon Stock Exchange and the Group focuses its activity on
retail banking, attracting funds (saving deposits, private banking services, debt issue, tax
efficiency products, mutual and REIT funds, insurances, etc.) and granting credit (mortgage
loans, personal loans, consumer credit, SME loans, credit cards, etc.) to private individuals
and small and medium sized companies. Finibanco Group has a total of 1,566 employees and
currently has 174 branches.

As at 13 November 2008 cut-off date, the pool consisted of 3,577 loan parts all secured on
residential property in Portugal. The average current balance is Eur66,059 (original Eur74,267)
and the largest current balance is Eur620,592. There are only 7 loans greater than Eur400,00
in the pool, representing just 1.40% of current balances. The vast majority are amortising loans
(3,568 loan parts, 99.78% of current balance), the remainder being interest-only, and all are at
variable rates and are paid monthly.

The WA current LTV is 66.57% (original LTV 72.05%) and currently 175 loan parts have a
higher LTV than 95.00%. WA seasoning is 33mnths. Regional concentration (by current
balance):Norte, 34.19%; Centro 23.34%; LVT 23.12%; and the Algarve 17.36%.
