Eurosail-UK 2007-5 NP

This will be the 7th Eurosail issue of the year, and the 2nd of three Eurosail issues that will close
in November. At closing, Eurosail-UK 2007-5NP will use the proceeds to acquire the loan pools
from Southern Pacific Mortgage Ltd (51.34% of pool), Preferred Mortgages Ltd (39.0%), Matlock
London (6.7%), and Alliance & Leicester (2.96%). The loan pool will comprise of first-ranking
mortgages on properties in England, Wales, Northern Ireland, and Scotland.

All of the 5,566 mortgages loans in the transaction are classified as non-conforming, and 12.05%
of the loans in the pool are buy-to-let mortgages. The vast majority of the loans (98.55%) are
fixed-rate, which at a future date switch to floating. However, 40.37% are capital repayment
mortgages. The pool also has a high proportion of self-certified mortgages (46.29%), and first-
time buyers make up 23.19% of the total pool. Re-mortgages also account for 56.05% of the pool.

The average outstanding loan size balance is Stg107,647 with a weighted-average seasoning of
just over 3mnths. The WA current LTV ratio is 73.46%. Geographically, 37.17% of the portfolio is
located in South-east England (including Greater London).
